The official spring selling season has officially begun and there is one major factor that is already evident. The influx of new properties on the market that we expect in the week after the AFL grand final has not come as yet.

Why is this important you say? The key driver in any market is supply and demand and it is looking like we may have an under supply of stock this spring which means prices will remain steady.

A percentage of buyers would prefer to purchase their new home before putting their current home on the market but when stocks are low and they can’t find something to buy they don’t sell which adds to the low stock levels. There are buyers in the market at present so deals are getting done, they are just taking slightly longer to sell.
